Q:  I just purchased a home.  The property lines are not marked, and I am concerned that my neighbor’s fence may be on my property.  What should I do?

 First, the new owner should ask the previous owner and neighbors if they have had any surveys performed recently.  If not, the owner should visit the county clerk’s office to obtain a copy of the plat of survey on record if one exists.  If a plat exists, usually the most cost-effective survey can be performed by the original surveyor of the property.  If that surveyor is not available, seek out referrals from acquaintances in the development or like industry for reputable professional land surveyors.  Reputation for professional services should prevail over price.
